> (Thinking of you & your family.) > Welcome Committee - Debbie B to explore updating information currently sent to new members. > Wells- current capacity of all wells was checked. Two previously thought “dry”(and therefore unusable) wells are not “dry”. > One reduced capacity well on top of Indian Lake was scoped and determined that this well is a good candidate for refurbishment to increase water flow. Estimated cost around $6000. > If positive results then will run waterline to Rainwater Point to reduce the load and number of homes on the current Rainwater well in 2021. > Well on Forest Vista - very strong well. Must redo meter, pump etc. then trench to Indian lake. > Might cost total about $10-15000 versus $35,000 for the other option of two new wells. > We voted to approve maintenance of water system. > Gate- Marci provided update on gate installation status. She noted that the survey in December showed the road and easement boundaries along Indian Lake near the Old Lodge intersection were different than originally thought. We placed the final location to try to give the best orientation, stay off private property, get the Raether property driveway inside the gate and minimize any impacts on the driveway when the gate is open. Drainage concerns taken into account. Steel post are in and electric routing to go in next week. Meter to be relocated and electric line to be connected by Duke. Expect 3 to 4 weeks for stone columns to go up. They are fabricating the steel gate; there was a 40% increase in steel costs between last year and now. They are designing the emblem in the middle of the gate. Landscaping (rock & plants) is required after gate completed to divert traffic towards center of the road. We’ll need a couple more remotes for new for new homeowners. Need timer for periods we may want to open gate in the morning, leave open during the day such as when heavy construction traffic, then close in the evening. Marci will draft a Q&A to answer operational questions. > Vanhook to send a letter to Cohen to let them know they will not be responsible for the costs for ongoing maintenance of the gate since they will be outside the gate. > Broadband - Provider to pay for the towers around the lake. County on board. We probably would have a tower in the neighborhood but it would look like a dish. Then decide if line-of-sight sufficient or need fiber; options on who/how pays for fiber and how much fiber. Provider saying can deliver 1 Gig. Would need some level of vote on allowing fiber installation in the easement. Attorney would be involved. > Budget. The HOA has not had a rate increase in years and our dues are roughly half of what many other HOA’s are around the lake. We have not had a plan for handling increase in loading due to increase in houses, water system aging, increases in road and water system maintenance costs, etc. After reviewing current and future needs, HOA dues will be increased to $575/yr for developed lots and $300/yr for undeveloped lots. > We I have 92 lots with 31 of them developed.

Our annual HOA meeting is scheduled for Saturday May 23, 2020, Memorial Day weekend. We are very aware of the safety issues related to Coronavirus and will take social distancing, seriously. If we feel rescheduling the meeting is necessary, we will. However, as of now, we plan to hold the meeting as planned. The meeting is at 11:00am, at the community park. Bring your chairs. This year is an election year. So, please return your proxy so your voice can be heard. Next year, our election will include electronic voting. The existing board members are running for another term. However, we welcome any property owner that would be interested in throwing their hat in the ring. Also, we’re looking for people to help with on going projects in the neighborhood. Please plan to attend and support your neighborhood. A couple of recent developments worth noting:
At some point in the relatively near future, we will need to have an organizational meeting of the six HOA’s that have committed to joining (and hopefully representatives of the other HOA’s that have not yet decided) to sign bylaws, elect officers, confirm a few other details, begin work on a web site, and identify other points of common interest that we wish to move forward on. So, be thinking about dates. Frank Smith Greetings to all! The board wanted to provide an update regarding contributions made for the commemorative bench for Ron Garbarini. $700 in contributions have been recorded to date. With an additional LCPPOA bereavement contribution, we are very close to having all the funds needed to place the order. The bench has a one month lead time, and we are finalizing the commemorative engraving/plaque layout options and pricing.
Dear Little Choga Place Property Owners,
My name is Dwight Houser. I’m the new president of our homeowners association. My wife and I live on Indian Lake Rd., next to the foundation house, as it became known as. We’re happy to say that it’s now a home, not just a foundation. Please drop by and visit. You might want to call first because we do rent our home, some. I’d like to thank David Waldrop who served as president for eight years, Eva Rutledge, Brenda Messick and Patrick McLoughlin for their service, as well. We retained two members, Marcia Cooper, who lives in the chic-fil-a house, as it has become known as and Harry Swart. The other new members are Debbie Brinker, secretary, and Mark Heflin, member at large. We have discussed some ideas for the upcoming year that will benefit our community. We realize that other than board members can come up with good ideas. So, please don’t hesitate to reach out to me or someone on the board to share your thoughts. All ideas are appreciated.
